A rental month-end close is more than generating reports. It establishes which transactions belong in the period, reconciles the records that support cash and obligations, reviews unusual changes, and records who accepted the result. For a small portfolio, the close can be compact, but it still needs a repeatable order and a defined completion condition.
A practical sequence starts by controlling late-arriving activity, then reconciling bank and processor events, tenant receipts and allocations, rent-roll setup, deposits, payables, owner transactions, and material adjustments. The reviewer should compare current results with the prior period and known operating events, but variance review complements rather than replaces transaction-level support.
Closing does not require every low-risk item to disappear.
