For self-managing landlords
Be a landlord without being on call.
When it’s 11pm and the toilet’s overflowing, you shouldn’t be sorting texts and tabs. Aptoria can prepare a tenant response, triage the problem, and stage an eligible vendor route inside your policy — then show you the evidence and review state in the morning.

You approve everything until you tell it not to. Spend caps, a kill switch, and a full audit trail — always on.
The job it quietly becomes
You didn’t buy a rental to get a second job that texts you at midnight.
But that’s what it becomes: the after-hours calls, the “is this an emergency?” judgment calls, the chasing, the deciding, over and over. Legacy landlord apps hand you a nicer inbox. You’re still the one who has to act.
Watch it work
Wake up to a clear next step and its record.
See the workflow: a tenant texts “water coming through the ceiling” at 11:47pm → Aptoria classifies the issue, checks the configured policy and cost boundary, prepares a preferred-vendor route, updates the tenant when a permitted message path is available, and records the workflow state. A provider acknowledgement, access approval, and completion evidence determine whether a visit is actually scheduled or resolved.

How much time is self-managing really taking?
This is the typical workload of running units yourself — the calls, coordination, chasing, and books.

Self-managing ~3 units is estimated to take about 2445 hours a month of calls, coordination, chasing, and books. Aptoria is built to take the routine share of that off your plate.

Trust, sequenced
You’re always in control.
Start in Copilot mode — Aptoria drafts and asks before it sends or spends. You can enable eligible routine workflows task by task, set a spend cap per repair, and turn them off anytime. Supported action records show what happened, why it was proposed, and the available provider or review context.
Go deeper
How the after-hours flow actually works.
Every step above is its own feature, built and documented. Follow the thread:
Work-order triage
Reads the message + photo, judges urgency, flags safety.
Vendor routing
Prepares your preferred contractor route and makes provider acknowledgement, access approval, and completion evidence visible.
Cost-cap approvals
Over your spend cap = it waits for a one-tap approval.
Soft-commit window
A 15-minute cancellable hold on every irreversible action.
Answers
Questions, answered plainly.
What if the AI makes a mistake?
You set spend caps and approval thresholds. Supported policy blocks keep defined high-stakes actions, including eviction filing, lease termination, applicant denial, and security-deposit deductions, out of autonomous execution. Supported actions record available details; an eligible pending action may be cancelled, while completed external actions may need a separate remedy.
Am I still in control?
Yes. Autonomy is opt-in, per task, and you can dial it back or off instantly.
Do tenants know it’s AI?
Yes — Aptoria discloses that it’s an AI assistant, in a warm, branded voice, and routes emergencies and disputes to you.
Built by a landlord who's done every one of these jobs by hand.
Aptoria was built by an owner-operator managing a Brooklyn portfolio — the 11pm calls, the awkward rent texts, the April receipt-pile — not by a software team guessing at the problem.
Put the 11pm call on autopilot.
Free for your first unit. No card, no contract. You approve what matters; routine work stays queued, tracked, and evidence-bound.
