Last updated: July 2026
First-year pet revenue is monthly pet rent × pets × 12 plus one-time fees × pets. This calculator is arithmetic only; it does not determine which charges are allowed.

How it works
How this tool works.
Pet rent calculator turns figures you enter into a transparent monthly or annual planning view.
It is a focused worksheet, not a quote, legal conclusion, or forecast.
Make the result useful
Model pet income without treating every animal the same
Pet rent and one-time pet fees answer different planning questions. Recurring pet rent affects monthly effective income; a one-time fee affects first-year cash only. Keep them separate in a rent roll so a strong move-in month does not disguise a weak recurring operating result.
Before using a scenario, verify what the lease, local rules, and assistance-animal requirements permit. The calculator can organize a voluntary pet-policy assumption; it cannot decide whether a charge, deposit, fee, or documentation request is allowed in a particular situation.
Calculation lens
first-year modeled income = monthly pet rent × chargeable pets × 12 + one-time fee × chargeable pets
The result combines recurring pet rent and one-time fees for a first-year scenario; inspect the components separately for later periods.
It does not determine legal compliance, assistance-animal status, deposit treatment, damages, enforcement, or actual occupancy.
Is a pet fee the same as a deposit?
No. They can have different purposes and rules. This calculator treats a fee as one-time modeled income only.
Should I annualize the fee?
Not as recurring income. Keep it distinct from monthly rent when judging ongoing cash flow.
Does this tell me what to charge?
No. It calculates a policy scenario; market, lease, and legal review remain separate.

Built by a landlord who's done every one of these jobs by hand.
Aptoria was built by an owner-operator managing a Brooklyn portfolio — the 11pm calls, the awkward rent texts, the April receipt-pile — not by a software team guessing at the problem.
