Define the denominator before using a collection rate
Collection rate divides rent collected by rent due for the same property scope and period. Keep scheduled charges, credits, vacancy, timing, and returned payments visible so a percentage does not collapse different causes into one label.
A zero amount due has no meaningful percentage denominator. The tool should be used to identify a reconciliation question, not to score a tenant or trigger collection action.
