The owner and tax reports
The Reports screen works like a report explorer: you pick a date range once — presets cover the last 7 or 30 days, this month, last month, year to date, and last year, plus a custom range — then choose a report from the tiled menu, and it loads with its table and totals. Only the report you select is fetched, so the hub stays fast no matter how much history you have.
Every report is built from the same double-entry general ledger, so the numbers agree with each other and with your tax package rather than being parallel spreadsheets that drift apart. Security deposits are tracked as a liability, not income, so nothing you owe back to a tenant inflates your earnings in any report.
Rent roll gives you one row per unit — current tenant, rent, and lease term — the portfolio at a glance. Income shows rent and fees received in the period; Expenses shows every expense entry posted. Cash flow is a forward projection of expected income against expenses, and AR aging buckets open balances by how many days late they are, so you can see at a glance where collection attention should go.
Tenant ledgers is the per-lease view: every payment on a lease with a running balance, which is the report to open when a tenant asks "what do I actually owe?" and the one to export when you need a clean history of a single tenancy.
The owner and tax reports
Owner statements summarize each property for a period — collected, expenses, and net. Schedule E rolls income and expenses up into the IRS line categories used for filing, per property. The owner 1099 summary totals rent paid per owner for a tax year, flagging owners who cross the IRS reporting threshold and any missing W-9s, and has its own year picker and CSV export on a dedicated page. The tax package runs a readiness check and assembles a document manifest to hand your accountant.
These reports are general tax information organized for filing, not tax advice — how a specific item should be treated can depend on your situation, so your CPA has the final say. If you have given your accountant a read-only login, they can open all of these directly.
Once a report is loaded, "Download CSV" saves the table for a spreadsheet and "Print" produces a paper or PDF copy. Because the export honors the date range you set, you can produce a full-year package for taxes or a single month to answer a specific question.
